Approved Document B: 2025, 2026 & 2029 Updates

ADB Update

The Ministry of Housing, Communities, and Local Government (MHCLG) has released an updated version of Approved Document B (Fire Safety), covering Volume 1 (Dwellings) and Volume 2 (Buildings other than dwellings) of the Building Regulations. The updated document, published on 14 January 2025, consolidates the 2019 edition, including amendments from 2020 and 2022, along with the forthcoming amendments for 2025, 2026, and 2029.

These revisions address fire safety regulations for a variety of building types, including residential homes, new and existing dwellings, flats, residential accommodation, schools, colleges, and offices. A color coding system has been introduced to clearly indicate the effective dates of the amendments.

What are the upcoming changes to ADB?

2025

The 2025 amendments (highlighted in blue) will take effect on 2 March 2025 and include updates on fire safety provisions, such as Regulation 38 on fire safety information, the removal of national classes for reaction to fire and roofs, and the introduction of new sprinkler provisions in care homes.

2026

The 2026 amendments (highlighted in purple) will come into effect on 30 September 2026. These include a new requirement for multiple common stairs in blocks of flats taller than 18 meters and provisions supporting the use of evacuation lifts in these buildings.

2029

The 2029 amendments (highlighted in orange) will take effect on 2 September 2029, focusing on fire resistance provisions, specifically the removal of national classes for fire resistance.


These updates were initially announced in a parliamentary statement on 2 September 2024. MHCLG emphasises that the transition periods for the 2025, 2026, and 2029 amendments will provide clarity to investors and facilitate a smooth transition, minimizing disruption to supply chains.
